2) How to Submit an Application

3) After Application is Submitted
Once an application is complete, an agent will reach out with next steps. Please note, if your application is accepted, we will require you to proceed with the rental & complete payment for the remainder of your deposit. If your application is not accepted, we will ask for other proof of income, a guarantor or we can return your deposit.
4) Roommate Search
If you are in a room-mating unit, Ryna will start looking for a compatible match for you.
Our agent will update you with tour volume and matches every 2-3 business days.
With many of our rental properties, we do require the unit to be completely filled prior to lease execution.
If we are unable to successfully find a match for you, we will return your deposit and notify you within 3 business days of the lease commencement date.
5) Submitting Documents to the Landlord
Once a compatible roommate match is found, our agents will submit the total application package (of all roommates) to the landlord for approval. This process takes 2-3 business days to hear from the landlord once submitted by our team.
6) Lease Signing & Service Agreement Signing
After approval from the Landlord, we will facilitate signing the Lease & Service Agreement.
In total, you would will have signed 3 agreements:
a) Ryna Application Agreement, which is the application for the room between yourself and Ryna (acting on behalf of the Landlord)
b) The Lease: this is the standard provincial lease between yourself, your roommate and the landlord. It is a joint & several lease.
c) The Service Agreement: This illustrates Ryna’s role and responsibilities. It also outlines roommate rules, and furniture (if included) in the lease.
7) Exchanging Roommate Profiles
You will also get sent your Roommate’s Profile. This will outline their age, occupation, lifestyle and living preferences.
Your roommate will also receive your profile.
8) Furniture
If your unit comes with Furniture: For our new units, Furniture for the common spaces is ordered only AFTER the lease is executed by all parties. This means the furniture could be delivered 3-4 weeks after the lease commencement date.
Furnishr, our delivery provider will reach out to you and your roommate to schedule a date to deliver the items.
9) Once all parties have signed the outstanding documents. We will send over a welcome email with:
